33 Holdings LLC, a private equity real estate company announced today that it recently closed on 18 Single Family Rental (SFR) distressed portfolio located at Gwinnett county in the Atlanta Metro Area. This is 33 Holdings LLC’s 1st Acquisition into its recently created capital fund structure “33H Diversified Fund V LLC” and raising equity & debt capital investing into Residential & Commercial assets into South East USA markets.
The 18 SFR portfolio was bought in an owner estate sale at 60% of the market value. These assets were all income producing assets that have tenants who are paying 35% below market rents and the houses require rehab/upgrade to bring the homes to market rent. 33 Holdings, is projecting post-stabilization they will be at 75% of the market value. The portfolio averages 1,555 Sq. Ft, 3 Bed, 2 Bath with average rent increase of 35% with year built averaging in the 80’s.
33 Holdings, LLC currently owns and manages 100+ single family & town homes in the Atlanta area and are in the process of expanding into secondary & territory markets in South East USA. 33 has been bullish about the growth in the Atlanta real estate market in residential & commercial assets and has built the platform to acquire, rehab/build and manage income producing assets to help create the returns for itself and its investors.
